Do You Need Council Approval for a Deck or Extension on the Gold Coast?

Approvals are the least exciting part of any project, but getting them wrong is genuinely expensive: unapproved structures can trigger insurance problems, complications at sale time, and rectification orders. Here's the plain-English version of how it works in Queensland.
The short version
In Queensland, building approval is issued by private building certifiers, not the council directly. Whether your project needs approval depends mostly on its size, height and position on the block. Some small structures are "accepted development" (no approval needed) if they meet strict criteria.
Decks and pergolas
As a general rule of thumb on the Gold Coast:
- Low, small decks — very small ground-hugging decks may be accepted development if they meet height and size limits.
- Elevated decks — once a deck is raised above the accepted height thresholds, building approval is almost always required, including engineering for the structure and compliant balustrades.
- Pergolas and patio covers — small open structures can sometimes proceed without approval, but size limits are tighter than most people expect, and anything attached to the house or near a boundary deserves a certifier's confirmation.
Home extensions
Almost all home extensions — new bedrooms, living areas, enclosed rooms — require building approval, and may also involve siting requirements (boundary setbacks, site coverage) and plumbing approvals. Character housing areas on the Gold Coast can carry additional overlay requirements.
